Location

This property lies in the center of a large peninsula at Blaine, Washington, near the Canadian border. It is bounded by Drayton Harbor on the north, Birch Bay on the south, and Semiahmoo Bay and Strait of Georgia on the west.


Site Characteristics

The property has gentle slopes that provide excellent views from many development areas. Approximately 60% of the site has been cleared, leaving delineated, forested wetlands, open spaces, and corridors for trails and animals. Trillium has begun a master planning process to locate development pods, major roadways, trails, and wildlife corridors.


Zoning

The property has three zoning classifications.  Parcel “A” has approximately 180 acres inside the city limits of Blaine and is zoned Residential Planned Recreation, 4 units per acre (UR4).  In Parcel “B”, there are approximately 633 acres located in the City of Blaine’s Urban Growth Boundary and will be zoned UR4 upon annexation. The remaining approximately 300 acres in Parcel “C” are in Whatcom County and are zoned rural residential, 5 acres per unit. All of the property will require a Planned Unit Development (PUD) approval before development.


Access

The main access is via Semiahmoo Parkway on the east, with secondary access along Semiahmoo Drive on the west and Birch Bay Drive on the south. Access to Birch Point peninsula from I-5 is via Birch Bay-Lynden Road or Drayton Harbor Road.
