Cherry Point, Washington

Located 7 miles west of the I-5 corridor and 12 miles north of Bellingham near the Canadian border, the Cherry Point Heavy Impact Industrial-zoned property is easily accessed by truck, rail, and international air service. The 1,034 acres, with over 7,000 feet of shoreline along the Strait of Georgia, is available for use by a wide range of commercial, light and heavy industrial, and ancillary uses. The site is the largest single ownership industrial property along the international shipping lanes available for sale in North America.

Location: The property is bounded by Grandview Road on the north, Jackson Road on the east, Strait of Georgia on the south, and Keohn Road on the west.

Site Characteristics

The property has over 7,000 feet of deep-water shoreline on the Strait of Georgia. The topography is generally flat and non-forested, with nominal wetlands. As a generally rectangular shaped site, it consists of several parcels allowing for ease of sub-division.


Zoning

Current zoning is Heavy Impact Industrial.


Access

Grandview Road provides direct access to the site from I-5, a distance of 7 miles. Grandview Road is a state maintained arterial built to all-weather road standards.

Burlington Northern has a short rail line located approximately ¼ mile to the east. Burlington Northern has retained an easement connecting the existing short rail line directly to the property.


Utilities

Water: Whatcom County Public Utility District #1 (PUD) is contracted to supply 2.67 million gallons per day of industrial water. Either the PUD or Birch Bay Water and Sewer District is able to provide potable water.

Sewer: Cherry Point is located on the boundary of the Birch Bay Water and Sewer District. Annexation of all, or a portion, of the area would provide access to the District’s sewage treatment plant located 1 mile north of the Grandview Road/Point Whitehorn Road intersection. Onsite sewage treatment options are available for industrial users.

Electricity: Puget Sound Energy provides 115 KVa electricity service from two separate substations on-site.

Natural Gas: Cascade Natural Gas has a 12-in. high-pressure gas main located on-site.

Telecommunications: There are two major fiber optic feeds on-site, provided by Verizon and Comcast.
