The C parcels are slightly more elevated than the surrounding properties, providing excellent views of Mount Baker and the Cascade Mountains. The property is ideally suited for multi-family development.

All development requirements have been met on all parcels. Wetlands have been delineated. Off-site traffic impacts have been identified and mitigated.

Zoning

The C parcels are currently identified as Institutional with a Residential qualifier. On these properties, institutions (schools, clinics, etc.,) are allowed along with residences if they are related to institutional uses such as assisted-care living or student housing.

The C parcel uses can be changed to mixed-use residential with an amendment to the Master Development Plan.
