The Commons, Denver, Colorado

In the early 1990s, Trillium purchased more than 450 land parcels in over 200 cities throughout North America from the Glacier Park Company, the real estate division of the Burlington Northern Railroad. As part of that transaction, Trillium acquired 180 acres between Denver’s revitalized Lower Downtown (LoDo) and the Platte River. Trillium developed The Commons, a Planned Unit Development that envisioned a mixed-use urban setting providing an opportunity for residents to live and work in the same neighborhood. A large portion of this property has been sold and developed for both residential and commercial uses. The remaining 8-plus acres, situated on 5 separate Blocks, are zoned and approved for commercial development.

Location

The five Blocks are a portion of The Commons, a 65-acre Planned Unit Development that is located next to downtown Denver, Colorado. The properties are located between 15th and 20th Streets, and Wewatta and Chestnut Streets.

There are separate parcels on each Block that can be sold independently.


Site Characteristics

The property is flat, vacant land located in an area historically used as an industrial area, mainly related to rail transfer activities (warehousing, loading, unloading). Most of the roadways and related infrastructure have been installed, and the properties are ready for building permits. A site remediation plan has been adopted and is in place for any soil remediation necessitated by prior uses.

Entertainment and recreation venues in close proximity to the Commons include Coors Field, Pepsi Center Arena, Invesco Field and Elitch Gardens/Six Flags.


Zoning

The property is regulated under an approved City and County of Denver Planned Unit Development (PUD), which allows for residential, office, commercial, retail, hotel, and parking.


Access

The property is directly linked to downtown Denver via the 16th Street Mall and 20th Street. Access from I-25 is via 20th Street and Speer Blvd.  

In addition to the vehicular and pedestrian access, the properties lie adjacent to Denver Union Terminal, the locus of a $4.7 billion expansion of the light rail system serving Denver and the surrounding urban development, including the Denver International Airport.
