When Trillium purchased the 165-acre tract along Denver's Platte River, it was a neglected tangle of railroad tracks that no one wanted to touch.
Today it thrives as award-winning testimony to New-Urbanist principles, a burgeoning infill neighborhood complete with gracious park, key transit connections, foot- and bike-friendly pathways - including a new, landmark bridge - and a healthy mix of residential, commercial and civic uses.
The project also shows what can result when developers, political leaders, designers and citizens establish a vision, and then work together to achieve it, block by block, meeting by meeting, negotiation by negotiation, year after year.
Partnering with a Denver-based planning firm, Trillium navigated a dense public process to prepare and execute a 21-block infrastructure and development plan. Trilium set aside 25 acres for a centerpiece park, created strong links to a multi-modal transit hub planned for the historic Union Station and negotiated strategic property and tenant deals.
